Halifax Mortgage application - asking for full credit file - worried!

I went through a broker to arrange my Halifax mortgage last week for a newbuild house I am planning to buy. Got an AIP and all was fine with the credit check. The application had to be put through quite quickly to get in before Halifax withdrew the deal on offer which was the end of the day on Tuesday.

I have just had an email from the broker saying that "Halifax have advised that we need to see a copy of your credit file. It looks like Halifax are picking up an additional credit commitment which we have not declared on the application." They advised me to download my full credit report from Checkmyfile and send it through, which I've done, but I can't see anything on there that we hadn't already discussed as part of the application process.

I'm really concerned now. Does anyone have any idea as to what the issue could be? The only thing I can think is that on my report it shows I took out a payday loan in Jan 2019 - is that the sort of thing that might come up as an issue at this stage?

Very frustrating to receive this email at the end of the working day because now I'll be worrying all night about it and have no chance of an answer until the morning.

@lolaclare If there were undeclared commitments showing up on the credit-report, that would usually be picked up when the AIP was done and the Halifax system would have returned a lower borrowing figure.

The 3+ year old PDL is unlikely to be related to this issue.

Any large credit card balances (even if you pay it off in full monthly) that showed on the Experian part of the CMF report? What LTV is it and are you looking to maximise borrowing?

No there is nothing on the credit report we didn’t include in the information we submitted as part of the application. LTV is 78%. The amount we are wanting to borrow is more or less the maximum we can borrow - when we initially got the AIP Halifax cam back and reduced the amount we had initially asked for by ~£4k which we agreed to. I’m really baffled and worried.

I have one credit card with a balance around £3k but the broker was aware of that already.

@lolaclare Hopefully whatever the issue is, is resolved soon enough. With Halifax, I'm struggling to think about an undisclosed credit-file commitment not being picked up on the AIP but then gets picked up the next day at full app.
