Council Tax Banding advice for a property built in 1995/96.

So, we live in a close of around 60 properties (a mixture of Detached and semi detached houses), of which 16 are Band F, 4 and Band D and the rest are band E. The new build price was clearly used to determine this banding, but as this is a price as of 1995/96, do i have a case to challenge the banding? if memory serves me correctly i think we paid 125K in Dec 1995, and so we are paying band F! I haven't got any sizing data yet from all the properties but i don't feel that our property is one of the bigger ones.

    I'm ex VOA and in the areas I worked 1995 prices were well below those of 1991 so your band is probably correct. You are going to need evidence of similar size properties in the area being in Band E if you want to challenge the band
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Sorry, i forgot to add i am in Southern England. I am checking up all the historical data on Rightmove. There are plenty of Band E houses with Conservatories etc. My house does not have a Conservatory. nor a double garage, which the other Band F houses have.

    There is no list of properties and their floor areas, only the VOA has these. But whereas the VOA measures houses and bungalows to Gross External Area, most estate agents, developers and I think EPC providers use either Gross Internal or Effective Floor Area measurements which give lower figures than GEA, so unless you can find the GIA or EFA for your own house type, you will not be able to compare with it with those you can find from those 3 sources and their accuracy is not guaranteed.


    As 1995/6 house prices are in the public domain, you can compare the prices of Band E houses were then with yours
