HELP - mortgage advice needed

Options
Hi,

Mum and Dad have had an offer accepted on a house they want to buy but have had multiple mortgage applications rejected even though they both have excellent credit scores due to a fraud using my mum's details and committing fraud so a CCJ has been filed against my mum but this is only showing up on Equifax and checkmyfile, not Experian or TradeUnion. The weird thing about this CCJ is that my mum's surname is spelt wrong and her date of birth is wrong and the address is also wrong (a linked address that we have no communication/relation with but the address is the one which the fraud has used) and we've phoned equifax over 30 times and they are still not resolving the issue and said we need to contact the court which we have done and they said it takes months to clear the ccj but this is equifax's mistake and my parents will miss out on the offer if this issue is not resolved quickly. Some advice would be much appreciated.

Thanks so much.

@ms3141 Whether or not the CCJ appears on the Equifax/Experian/Transunion report, if it's present on the public register, the lenders will most likely still pick it up.

It could well be that the Equifax system has associated someone else's CCJ to your mum, and that's not unknown as they probably use fuzzy matching rather than an exact match when looking up the CCJ database. Given that it isn't showing on Experian, this is a distinct possibility.

It was be worth checking on Trust Online yourself (it costs £6 per search) to see what exactly comes up when you search for CCJs in your mum's name.

When you say "multiple mortgage applications rejected" I hope you mean at the soft-check DIP stage rather than an actual full application which involves a hard check.

I would recommend getting a copy of your Experian and Equifax credit reports and speaking to a good broker to get a realistic idea of a way forward (if any).

Hi, thanks so much for your reply. They've got a copy of the equifax report and have already spoken to the mortgage advisor and he said "until this is cleared, I can't help you" so we've been left on our own basically to sort out something that's not even our mistake... All applications got rejected at the soft-search stage so luckily no hard-checks. Have also reported this fraud but no reply yet after 4 days. It's not showing up on the Experian or TU when we got a copy of these reports and we've phoned equifax asking them to resolve it and questioned them many times on their unprofessional matching methods but they're not doing much which is a disappointment to say the least.
