    Thanks but my question was should I lock it at ten years at 3.65 percent. Is that a good deal?

    Platform have a 5-year mortgage at 3.75. Arguably that’s a much better deal than 3.65 for 10-years.

    That’s arguable I guess.

    barclays offer was on £999 fee. Platform is 2000 fee. 
  • Bond markets showing rises so expect a 0.5% rise to 4.5% in 2 weeks time so best tracker rates 5% and could go higher so would fix for 2 yrs if lower than 5%.

    It gives you surety for 10ys. However, does it allow you to overpay? Is it portable if you wish to move?

    Great for you if rates go up, but how would you feel if they dropped much lower?

    I think you’ve been given a good range of comments and pros/cons with the main ones for me being:

    I would therefore say it’s now down to you to consider and if you’re still unsure talk to a broker.

    1. You can overpay 10% of capital
    2. no intentions of moving
