Home Improvements

Hello
We're looking at paying off our mortgage, we have a fairly small amount left and the fixed term is about to expire.
But at some point in the future we might want to borrow for home improvements. Is there any benefit in keeping a small mortgage going to enable us to re-mortgage or is it just as easy (possible) to go to a lender without an existing mortgage. I presume in either scenario you'd get a slightly worse rate anyway as its not for a house purchase.
Thanks!
