What to do at end of fixed rate?

Currently on a fixed rate at 2.58% until June 2023. Also got a sub account from porting a previous balance which is 3.06% FR until May 2025.

Having never been in this position before, what’s the advice from you guys to do in June or prior to June?

I appreciate not much I can do with regards to the sub account?

    That will depend on what rates are available in Jan 2023 !
    Without knowing how much you owe on the larger part of the mortgage debt and the sub account part we have No idea what you should do.
    Maybe bit the bullet and pay the ERC on the smaller balance in June 23 and remortgage to a new long term fix.
    Only you know your circumstances and future plans, kids, income, pensions etc
    Shop round and speak to a broker
