Partner Split

Hi, I'm splitting up with my partner and we've jointly lived in the same house for about 4 years - splitting all bills - although only her name is on the mortgage. The house is valued at £160K and there is £60K equity. We've agreed a £40K / £20K split in her favour of the equity. I would like to stay in the house, therefore buying it off her, however, whilst I could borrow £140K, I do not have the £20K deposit as it is tied up in the house. My question is... if I borrowed £140K, would a lender let me use the £20K equity based on the valuation of £160K, as a deposit or would I physically need the £20K as a deposit beforehand?

Her name is on the deeds. I moved in after she bought it. I'm not legally eligible to any of the equity but it is an amicable break so pretty fair on her part.0
