What chances of rejection after DIP

Hi what are the chances of a mortgage failing after a decision in principle has been agreed? Does anyone have an idea of which lenders are more strict than others?

Are you using a broker, why do you think they might reject?

Yes I am using a broker. The broker said my bank statments are perfect.  My application is a single application but I am worried that my wife's bad credit score might creep into the situation. I dont know if they can request to see her statements tho if it is a single application

It's a bit of a how long is a piece of string question. Are you comfortably within the lenders guidelines for acceptance? Have you been completely up front in all the info you've provided?

Every lender has their own quirks. There are lenient lenders most issues, but it is rarely one lender for all issues.
Some lenders do not like single applications for married couples. Assuming the broker has checked this and you have a DIP you should be fine.

@fitzykev What ACG said. Your broker will almost certainly have taken this into account when researching lenders.

And off of the top of my head, Leeds are fine with married couples applying in a sole name. They may have other associated criteria (eg: putting the spouse down as a dependent, allowing/not-allowing spouse to contribute to the deposit, etc.) but again your broker would have ticked those boxes before recommending Leeds.

Okay and if I have gambled online before but stopped 5 months before to keep my bank statments clear of transactions is there any way they can still find out?

If they ask for more statements.

I have lots of customers who get nervous mid application. A lot of our job is "hand holding", try not worry.
Leeds are never normally a last chance lender, so even if they do decline you there will probably be a plan B and C.

What are the chances they will ask to see more statements? I thought Leeds was one of the only ones that took married single applications.  In your opinion is leeds one of the layed back lenders?
