Mortgage After Repossession & BR - Barclays

Hi,
I've been registered BR and the home was repossessed at the time back in 2010 (discharged 2011) due to marriage breakup and ex refusing to contribute to bills/co-operate whilst continuing to live in the property.

I've been renting 13 years and have now got to the point of being able to feel I can move for a mortgage.  I have my current account, savings, ISA, credit card and home insurance with Barclays so felt best going with them.  At the time I looked at their mortgage criteria, there was nothing I could see that would prevent me.  When I look again today, there is no mention of repossession on the lending criteria that I can see and BR is 6 years+.  I've since seen it mentioned on a couple of sites and also here that Barclays will never consider anyone with a history of repossession regardless of how long ago.  I'm very anxious having had an offer accepted, passing AIP, affordability check and have my appointment with Mortgage Advisor next week.  

Can anyone advise or point me to the area of lending criteria that covers this?  I don't know whether to withdraw from the mortgage appt, approach a broker beforehand or speak to my conveyancing team.

I'd be grateful for any experience on this.

    Hi is your broker aware of your BR? 
    If the question " have you ever been bankrupt " is asked you should say yes but if your broker is aware they know the market hopefully

    I spoke to the person dealing with the Affordability Check at Barclays after the online AIP came back fine.  They asked the question 'have you ever had adverse credit?' 

    I just said not any time recent, in the very distant past I did but not in the last 6 years. That was as far as it got.  I was doing the call in my workplace so had no privacy to ask further.  Appointment with Mortgage Advisor for full application is on Monday.  I don't know whether to speak to my Conveyancing Team that are handling the legal side of it all and ask them whether they know about the lending criteria for Barclays.  There is no mention of repossession in their criteria so I thought it was fine and more than meet the over 6+ years.  I'm not sure if I should be trying to speak to a broker, are the no fee ones recommended?

    A conveyancer is unlikely to know anything about a lender's policy on credit / financial history, they don't get involved with that.

    Also, your conveyancer acts for the mortgage lender, as well as you. If you divulge your adverse financial history to your conveyancer, they might feel duty bound to tell the lender - even if the lender hasn't asked.

    Thankyou, that makes sense.  Does anyone here have any experience with Barclays with this background?  Given that my mortgage application is Monday, should I be trying to speak to a broker today?  As they don't have repossession within their criteria, is it likely at their discretion?  OnlineMortgageAdvisor has Barclays down as 'no' for previous repossessions.

    I think you should see a whole of market broker not a Barclays mortgage advisor which I think is what you have arranged. This post is also probably better suited to the mortgage board.

  • Thanks RedFraggle. Yes, I'm just with the Barclays Mortgage Advisor. I'd possibly misinformed myself at the start of the process by reading and accepting that repossession and BR were both viewed the same by Barclays. And then reassuring myself by not seeing it in their criteria. I'll post to the Mortgage Board.
