@dodeboo What is it that you are worried about re TMW? Here is a quick overview -
    - owned by Nationwide Building Society
    - been one of the largest BTL-only lenders in the market for a long time
    - do both personal and ltd.co.BTL
    - !!!!!!-poor service levels at the moment, like the rest of Nationwide
    - unlike most other BTL-only lenders, they are not a broker-only lender, also do direct mortgages

If it's due-diligence that you're doing, they are not an unknown quantity. They're a large lender who've been around for a long time owned by the largest building society in the country.

Thank you for your reply . I am unclear in my paper work . It appears I was with SALT / Derbyshire Home loans . I have the relevant paper work for these company’s. Somehow over time it appears The mortgage works took over my mortgage . I have payment statements from them but no official paperwork telling me about the change over . Absolutely nothing. I’ve tried phoning and been going around in circles being told different things . I worried as people say the mortgage works are BTL and I am residential and have always lived in m home . I just need copies of my mortgage agreement with them etc . Am I okay in requesting this information?  As like I said I have nothing from them at all just payment statements . I’m worried as I am getting older and need a piece of mind for my family in case something happens

@dodeeboo Nothing to worry about, TMW took over administration of these old DHLL mortgages a decade or so ago, and offers product-switch options for ex-DHLL legacy residential mortgage customers.

If you are on a high SVR, it may be worth considering switching to one of the products available to you.

If you're not able to get through to them at all, then consider putting in a complaint. I would recommend doing it in writing.

@bubby08 Specialist lender, very good for complex income cases, BDM is happy to give a clear idea of whether or not they will consider, common sense underwriting.

Here's their product guide which also shows credit history requirements

Back when I worked for the Nationwide I remember one of the TMW heads of something telling me 70% of nationwide's mortgages came through them.

I wouldn't be too worried on that basis. Nationwide have their dirt like anyone but were pretty on the level in terms of not screwing people over.

    Escalate through your broker.
