BTL or self cert mortgage

I have been offered a property that I want to purchase in addition to my PPR.
The purchase price is £300k. Its a freehold terrace property in England.
I have a deposit of £45k available.
The monthly rent is £2166.
The vendor is willing to entertain canny ways to finance this.
I have no proof of income.
I am looking for a way to purchase the property without redemption penalties should I sell within 6-months.
thanks for looking

There are a few BTL lenders that could look at this scenario for you.
It would have to be a BTL as you already have your own main residenceI am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
