Remortgage with ex-husband who no longer lives in house

I have a base rate tracker offset mortgage which has been great, but now I would like to fix (current rate is 1.89 above base rate). The mortgage is joint with my ex-husband as when we split he agreed to stay on there even though he doesn’t live in it or have any equity in it. He is a fairly high earner and has been able to buy a new property. I don’t earn enough for the bank to agree to put it in my sole name, despite being able to pay in full every month, so he stayed on and agreed to do so until the children are 18. My question is, if I contact the bank to remortgage, will they have an issue with the fact we are no longer married/he doesn’t live here? We never updated his address with them or notified them of our divorce, though I did phone up and enquire about whether I could take it on by myself, so in theory they are aware!

    I would think when they do a credit search it will come up that he is not on the electoral register.

    Does he pay you any maintenance? - I would think this counts as income when the mortgage company assess your ability to repay any mortgage.

    Caveat with not a mortgage broker, but quite often these days you can change at the end of term with your existing mortgage provider without much being checked. Think I recall just sorting online but could be wrong.

    Potentially more of an issue if trying to move to a new provider but others will be better placed to advise.
