Old paid up abbey national mortgage.

I am an executor of my mother's will, and we have to sell her house, the mortgage was taken out with my father in 1982 and was fully paid in the late 90's. But abbey national did not unregister the mortgage with the land registry so we cannot go ahead with the sale until it visit clear. I have no account number to hand and do not know who I can contact at Santander to deal with this.

    It's possible that your father used the Abbey National Deedsafe scheme, whereby 50p was left outstanding on the mortgage, and Abbey National stored the deeds. This would result in a charge still showing at the Land Registry.

    We had difficulty tracking down anyone at Santander who could help us when we wanted the charge removed and the deeds (now only of historic interest) returned, but succeeded eventually.

    Looking through old threads turned up this phone number as being able to provide Abbey National Mortgage information:

    0800 085 1428

    And this address for Deedsafe:

    Mortgage Operations
    P.O Box 287
    Stockton on Tees
    TS17 6QQ

    As I said, this information is several years old, but it may give you a starting point at least. Abbey National used to send out yearly reminders about Deedsafe, but this stopped with the Santander takeover.

    Haven't you discussed this with your solicitor? It's a commonplace situation (for them) so they ought to be able to sort it out.

    It may need something resembling a complaint in order to get it onto Santander's "difficult to deal with" desk, as the normal call centre routes are unlikely to work without a live (or any) account number.
  • Yes it was my solicitor who raised the issue after a land registry check. We just don't have any paperwork relating to the paid up mortgage over 22 years ago.

    And have you told your solicitor that? They're the professionals, you're paying them to come up with a solution.

    I have received a letter from Santander stating that they are closing their Deedsafe Scheme. I also availed of their free Deedsafe Scheme. They say our property is unregistered with Land Registry and I will need to register it with the Land Registry for Northern Ireland. Does anyone know if this is expensive to do through a Solicitor or is it possible to do it yourself? Many thanks for any advice.
