Property Income Allowance for landlords

My wife owns a small rental property and declares income / expenses via her self assessment tax forms.  She's just discovered that there's a Property Income Allowance of £1000 per year which was introduced in 2017.  She will use the allowance for her 2021/22 tax return, but we're wondering whether she is able to claim retrospectively for the previous 4 years, when she was unaware of the allowance.  If anyone has any advice on this, we'd appreciate it.

    She can amend the return for 2020/21 and has until 31st January 2023 so to do. There is a different process for 2018/19 and 2019/20 - the previous years are out of time. 

    Look at this - under ‘write to HMRC’ for those earlier two years.


    You do know that you can claim the trading allowance OR actual expenses, not both?

    Thanks for this - very helpful.  Yes, we were looking at years when she had no expenses or where they were below the £1000.

    You will need to make it clear that she wants to disclaim these expenses.
