Kensington Mortgage with a Condition

Hi all
Might be a silly question but does anyone know what happens if you don't comply with a condition on a mortgage offer? I have one on my new Kensington Mortgage that says I have to pay off all my debts within 28 days of completion. I've paid my first mortgage payment, so the date is looming. I am negotiating with PRA and Wescot who are dragging their feet at the moment, hoping they will take Full & Final settlement offers.
