Paying of my mortgage

in a pickle and need your ideas please.
I have a mortgage £68k 12.6 years remaining at1.69% paying £489 per month fixed for anothe 2 years.
I have got planning permission to build a house on my garden with costings of £175k I have £150k ready to go.
I need to get a solicitor to split the deeds and change land registry they are asking for £1000 plus vat to do this, so the Halifax give me permission, then they are going to change my rate due to it becoming a rented house.
But if i pay off my mortgage I wont need to do this.
When the building works start i will get a self build mortgage, if possible.
Can any one help please.

    There are self build mortgages available.
    You may need to clear your existing mortgage and pay the ERC.
    Then pay a solicitor to split the title /deeds.
    Start the self build by stages
