Help with council tax rebanding

Hi,
I'm looking at challenging our band. Currently band C along with the rest of houses on same side of street. Houses opposite are band B. they are identical houses.
I've done the valuation check and we are showing that we should be band B. I've gone onto the council website to challenge, they are asking for info as to why, including adresses and sizes of other houses. The main thing that worries me is this quote they have up :
"The VOA will not consider average house price information from websites such as Nationwide House Price Index, Nethouseprices, Rightmove or Zoopla as strong evidence."
How are you meant ot value your house in 1991 without using the Nationwise house price index?

1991 house prices are not in the public domain, so try looking for sales of houses both on your side and the other side of the street after this date, If you can show there is basically no difference in price, the VOA may accept this.
This may seem a silly question, but I have personal experience of this, are both sides of the street in the same district/town? I'm ex VOA and in one of our areas, houses on the south side of a street were in one town, and on the north side in a different town, and the towns came under different councils. Until reasonably recently, in my home town the county boundary went down the middle of the street.
Also could there be a reason for different banding, e.g. the B bands back on to a noisy factory or the C bands have fantastic views to the rear.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
Thanks for your reply. Yeah maybe the current prices would show there is no difference. The houses on the opposite side are in a different postcode but in the same town and council.
The two sides are pretty much identical. In fact the B side have a lane at the back of their back garden in which some have garages. I would have thought they were a more attractive proposition

I am assuming that nobody in the Band C houses has previously appealed their CT band, which would be unusual.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

I'm not sure if they have or not. Maybe not as the other side of the street is a different postcode so they might not have looked at what they are.0
