Skipton Lender

Broker has applied to skipton for a residential mortgage. Changing current residential to BTL with a different lender. Skipton have asked a few questions to broker(broker said questions were ok and was able to answer them). Also asked for p60’s for last two years from me gave 20/21 however 21/22 isnt available for me yet so broker told Skipton to look at march payslip.
Ive logged onto my account and underwritten status says 2? Unsure what that means? Also a desktop valuation has been instructed on 25/4/22 which was done on the day we applied.
My question is can i be hopeful and when would i hear. If they were to offer me mortgage will they wait for valuation. If they werent to offer would they cancel valuation and just decline.
The only complexity with my case is my hubi being employed part time and getying cash in hand with payslips. However he wasnt crediting it to bank as just spent cash. He is also self employed and has been for two years.
Any advice will be grateful.

The broker seems to know what they are doing.
Presumably the have checked the cash side of things.

I dont know the status 2 thing, we do not get that on the broker system. Skipton are generally quite a good lender, we had an offer issued in 92 minutes last month with them. Clearly this is not as straight forward so will take longer but if the broker has done their part (which there is no reason to suspect otherwise) you should be fine.

@zoya090916 I would echo what ACG says above. You'll have to trust the broker on this one but Skipton are a decent lender with BDMs who are willing to give a clear opinion on complex cases that you can hold them to.

More likely than not, your broker has an email from their BDM confirming the main aspects of the case (the cash in hand primarily and other relevant matters) so it should be fine.

I don't recognise the status tracking you've mentioned. This is what a broker tracker looks like on the Skipton portal -

Sorry this is skiptons tracker which was given to me by skipton on application so not the broker one. My broker has said we will have to wait for valuation now which is 4days away so my anxiety is on high level. He advised valuation will still take place. Im hopeful as if there was no hope im thinking they wouldve stopped valuation from going ahead. Will pass valuation as on last year estate agent valued house at 189k and im buying for £140 as i know the seller and he needs a quick sale.

Hi, we are applying with Skipton too. We have a number 1 next to date of DIP, a number 2 next to underwriter and a number 3 next to expected valuation report. If you scroll down the 1, 2 and 3 have information  Next to them like our number one has the date, our number 2 and 3 have information required next to them as they required further information for the application. We are on day 10 of our application

Hi thanks for this yes mine is same however no number 3 as valuation is on monday. They also took further information for us from my broker. Has your broker said anything. We applied 12/04/22 so exc bank holidays and weekends were on 5 working days.

Im so stressed as this house is so importamt to me and family. Just a fresh start for us. Me owning other houses and hubis cash income made it a bit complex.

please let me know how you get on?

We applied on the 7th. Broker has been in contact as they need a CML form (it’s a new build property) so waiting for the developer to send that to our broker.

The 4 day weekend has delayed so much!
