Mortgage required to buy house behind and knock through

Advice needed- I own my property outright, mid back to back terrace, I want to purchase the property behind and knock through. Not a lot of work required building wise. I will need to mortgage my property in order to release some equity in order to by the other property for cash. I will then need to remortgage the whole lot as one. I thought I would be able to just amalgamate titles and remortgage but then the mortgage lender will have one title so not straight forward I expect. Any advice or recommendations for lenders for this sort of thing?

Now will you downvalue both properties by knocking through ?
Back to back houses are now rare in the UK for a reason
Maybe speak to a local estate agents and then a surveyor/ structural engineer0
