  • Speak to a good whole of market broker. 

    When you say you’ve only got 2 years of perfect credit, does this mean it’s bad before this, IE missed payments, or do you mean you’ve only been using credit for two years? 

    If it’s the latter, then there will be no issues with this. A mortgage broker will be able to match you with the best deal on the market that you’ll be able to get for your circumstances but with no debts and no repayment issues in the past a £211k mortgage (standard 4.49x income)  + 35k deposit gives you close to 250k. Some lenders go up to 5 and even 5.5x income if you need more but i wouldn’t suggest going that high - interest rates will be rising soon so once at the end of a 2 or 5 years you’ll need to be prepared to be paying more :):smile:

    @obloquy Based on the limited info in your post, you'll be fine. As long as you've had a bank account for a few years and are registered on the electoral roll, that's all that's really required for a credit history. It doesn't overly matter that your Experian "credit score" shows 700 or whatever. 

    Only last week I did a 95% mainstream app for a couple whose credit reports were the shortest I've ever seen with Checkmyfile 'credit scores' between 600-700. One current account each and a couple of utilities, that's it. They had no problem at all. Similarly, when I used to work in London I had plenty of client with limited UK residence (many of whom couldn't even register on the electoral roll because of their nationality) and very bare-bones credit reports but again never had an issue placing them just because of that.
