TML are about as good as they have ever been in my opinion.
The valuation, assuming it is a paid for (by you) valuation, would only have been instructed if they were 99% sure they were going to offer the mortgage or if your broker instructed it themselves.
I do not think I have ever had back and forth 3 times with TML. What are they asking for? Is it the same thing each time or is it something different?
We do not use TML massively, but the last 2-3 cases I have sent them have been fine. They are a bit awkward about how documents are certified, it has to have very specific wording - that tends to catch me out. We have an application open with them at the moment. They instructed the valuation last week and are waiting on our Help to Buy documents. They have only come back to us once asking for our latest bank statements so far but I’m expecting them to come back again and question some large transactions (I have an Etsy store and have used my card to purchase stock etc). What further documents have they asked for from you if you don’t mind me asking?They also said that the initial checks have been done and they were happy with everything but now it has gone to a case manager to do the in depth underwriting - not quite sure if this is a good or bad thing!The whole process is so worrying and I really wish things could be done quicker!0
