On benefits and income and property sale outright - chances of mortgage

Am just putting this out there to see if anyone have any decent advice as to possibilities I could consider 🙂
I have a two bed flat in Berkshire, new build 10 years ago.
If selling can expect get £240 k
I own it outright with no mortgage.
I am considering moving as costs still currently £150 per month service charges which in years to come will only go up.
On top of this I have £150 k in Bank
I am considering buying property with garden hopefully max £375 k
And although I would still have some savings
I am nearly 55 but have a disability that I can earn with but it's more limited now.
My current income with disability benefit is averaging around £21 500 per year.
So I was potentially considering on top of the equity I would get from sale of my flat putting on another £70k
So I probably get mortgage for 70k and at time of purchase would I guess have around 65k left in Bank.
Am just putting this out there to see if anyone could give me likelihood getting mortgage with all this info.
Ie I am 54 so 15 year mortgage term I guess as otherwise well into retirement
Anyone have any relevant knowledge or thoughts with this kind of scenario
