Mortgage offer expiry

 So I have a really quite Rubbish mortgage offer from Kent reliance.  Time is ticking along and it’s now three months since I put the offer in on the property the inquiries are going in tomorrow at the latest apparently but there’s already an issue that’s been raised with a Victorian pipe at the rear of the property that needs replacing or upgrading I’m obviously keen to upgrade which an exact number has not been put on but a neighbour  told me around £1800.00,  I would obviously want to the vendor to pay that because even if he doesn’t sell to me he’s not here to sell to anybody with that outstanding.  

The longer this goes on though the better my position is becoming in terms of being able to get a better offer on a mortgage.  I’m really tempted to apply for somewhere else quickly on the basis that I can blame the vendors delay here. 

I guess the question is is there any chance of me losing the original offer, which may well expire anyway 🤦‍♀️

Just going to say, they could very easily sell it to anyone else with the pipe issue. £1800 is nothing in house terms. Another buyer might not even bat an eyelid so do not be so certain that vendor is going to be jumping to do this upgrade for you.
