They will look at affordability. So if you are not on your husbands mortgage then if you earn enough for what you want to borrow that should be fine. If you are on your husband's mortgage then that affects your affordability etc. best way is to go through the process rather than speculating about it. Get a good mortgage broker who will get all the facts.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

We don’t intend to divorce but the banks may see it otherwise!0

I see what you mean about risk. As long as affordability is okay you will find there will be a bank that will be able to give you a mortgage. They all have different lending criteria. As your husband has his own house and once you give them whatever proofs they ask for then there will be a product out there that should suit. The thing is you can only know and start to work towards meeting the requirements while trying to get the mortgage. My own situation was that I had divorced but I was still on a joint mortgage with Mr X as he was refusing to sell making me a prisoner in that mortgage as it were. I wanted to buy and needed to borrow £x amount but bank A would not lend me £x as long as I am on joint mortgage so went on to apply at bank B through advise of broker and bank B was happy giving me the whole £x amount even while still on joint mortgage with Mr X. That is why I think your situation should be better than mine as you don’t jointly owe with you husband. I find it’s easier to solve the problem once you are in the process. You don’t lose anything by trying even failing is a good learning process and it gives you a to do list to get ready for next try.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)
