Hey everyone,
Just looking some advice, we agreed a sale on 6th January, received mortgage offer on 4th February after downvaluation and renegotiation on price so we are at the solicitor stage.

Our solicitor has said they still haven’t received everything from the sellers solicitor, so far we have got Fixtures and Fittings, Title Deeds and Land Registry Map about 3 weeks ago, so it’s been about 6 weeks since mortgage offer, basically I’m wondering am I being inpatient or should things be going along a bit quicker? As far as I’m aware there’s no chain, seller isn’t buying another house and I’m a FTB.
Thanks!
Thanks!

I think you need the draft contacts and property information form.
I would be asking your solicitor to chase the other side and letting the agent know.1 -

Last week received title deeds, draft contracts etc and was informed searches are back but enquiries are still outstanding.
We are not in a chain and the property is vacant, we can't wait to get in!! I understand once the enquiries are satisfied we can look at dates to exchange & complete.
Not sure how long the enquiries usually take...

Searches can take some time. Then the solicitor fires off the enquiries. 12 weeks isn't uncommon even for a straightforward transaction.0
