Likelihood of securing 4.5 times salary mortgage (with markers on credit file)

Hi all. 

Partner and I are about to arrange appointment with a broker and I’m incredibly anxious about being declined again. We were declined just over a year ago (Jan 2021 on a property at £225,000 with £36,000 deposit) due to me having a late payment marker on my file for Very (was about £20) 3 months before applying. Very removed this for me as a gesture of goodwill, as I had paid it only 1 day late so this is now gone. 

Since then, I got into a situation with Vodafone where they hadn’t fully billed me the amount of my final invoice, and in January, February and March 2021, they put a late payment marker on my file for the value of £10. This, coupled with a late payment marker for Very from 2019 (again only a small amount - just a stupid mistake of mine) are the only discrepancies I have on my file.

I have no debt, no CCJs, have never missed a car finance payment or mortgage payment (previously had mortgage with an ex), and my partner’s file is completely clean with no debt too. We have £40k for a deposit and earn £55,000 joint income.

We’re wondering what our chances would be of securing a 4.5x our salaries mortgage? And whether we’ll even be accepted at all?!

    Because mobile companies are useless, many Lenders ignore issues arising from Telecomms accounts.

    Your previous issue was due to presenting with a late payment within 3 months, this does not sound like the situation this time.
