We’ve been trying to get our chain over the line for months now and the end is in sight however our mortgage for the onward property won’t be extended by more than two weeks by Barclays which won’t be sufficient.
So we have to now reapply for a new mortgage
Should we be entitled to a refund of the product fee for the mortgage that is due to expire?

Check your offer. It will state if it is refundable0

Should we be entitled to a refund of the product fee for the mortgage that is due to expire?Lenders are pretty good at disclosing non-refundable charges. They will refer to them as non-refundable where that is the case. So, you just need to check your offer letter.
Most mortgage brokers will recommend you pay the fee by adding it to the mortgage and paying it off upon completion. That is because if a deal expires, even if the fee was non-refundable, it was never charged in the first place and can be avoided. Unlike paying it up front where you can find it is not refunded.
