Hi, I have followed the instructions on MSE to check the banding of my property and based on the size and value believe it to be incorrect. It is currently band D but I think should be band C.
I completed the claim after following the instructions, but, it was rejected as I could not evidence a similar property as mine is unique in the village and I have not been able to fins one within 10 miles. There may be, but after hours of searching I have failed.
I received a response back insisting I found a property. I tired to explain that it was a little unique but they refuse to accept it. Suggestions please.

What evidence have you that leads you to believe your home should be Band C? Because that should be your starting point. Perhaps your home's uniqueness is the reason it is Band D, as it was believed to be worth more. A long shot and it may not be the required proof, but can you find sales evidence of houses sold around the same time as you bought yours for a similar price and check their bands.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

I completed the checker on MSE using the estimated sale price in 1991? which suggests it could be Band C. Although there are others that sold for a similar price, they are quite different, some are semi-detached, some have large gardens some very small gardens.
My house is very similar to bay window semi-detached houses built in the 40s/50s, but it is detached. It is very similar in size and rooms to all the terraced houses in my street which have larger gardens and are Band B.0 -
As your home is detached, that is probably the reason it is in Band D. The MSE checker like all house price indices is inaccurate and can only give a rough idea of 1991 values. You need to find similar detached houses to yours in Band C if you want to make a case. Comparisons with terraced houses won't help you and in 1991 garden size (except in extreme cases) had very little effect on value.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
