Small help needed on remortgaging to a new lender

Hello helpful people,

I am in the middle of remortgaging my house. The lender has passed my details to their solicitors who have in turn sent a form to fill out. There are a couple of enquiries I have, as a first step, I contacted the lender’s solicitor but there is no response from them over the past two days. 

If I may ask my queries here and would appreciate if someone can assist with these?

-  Who has the deeds to your property?

-  Has the property been built or converted within the past 10 years? If yes, please send photocopies of the scheme certificate under which the property was converted or built.


The property was built in 2018 and has mortgage with Barclays so is it them that hold the deed to my property?

In reference to scheme certificate – which certificate are they asking for? Is it EPC, NICEIC certificate?

    1. There are no "deeds" if it's a registered title.
    2. EPC is the energy performance certificate, NICEIC is the electrical test certificate. They're asking about the (probably) 10 year warranty you got - NHBC is the main one. Check the papers you got from your solicitor when you bought.
