Mortgage application timeline for people buying flats that require EWS1 form

Hello all,
I'm currently in the middle of my application with HSBC via broker. My formal application was submitted on the 27th of Jan and here I am still waiting for an offer on the 21st of Feb (18 working days and counting). I heard that people who buy flats that require EWS1 form have to wait longer to receive offer. May I know your timeline please from application submission to offer? Thanks so much everyone in advance.

@firstbuyer I actually have no idea. It just said EWS1 compliant so I just asked my broker.0

This is what the broker came back with: The EWS1 form is requested to confirm there is no cladding on the property.
so took them over 1 week and counting to confirm it doesn’t have cladding from my understanding.0 -
From this response it's clear your broker has little knowledge of EWS1 as it's not just cladding. If you really do not understand the cladding crisis as a whole please please do some research into it. Check #endourcladdingscandal on twitter. People are getting hit with bills for over £100k. These are not just cladding issues.
EWS1 ratings break down into A and B ratings. A3 and B2 you're unlikely to get a mortgage on. A ratings i've also seen mortgage refusals.
I'm not a broker / mortgage advisor - just someone who is overly involved in the scandal as we sold our EWS1 B2 rated flat just recently.Finally completed on our new home

Heya @firstbuyer thanks for the reply. We got our mortgage offer last week. I also think our mortgage broker has no idea what’s going on. I have since then contacted our solicitor and raise query regarding this. Waiting for them to come back to me on what the EWS1 form actually says as I haven’t even seen any of it. Will raise more queries via our solicitor once we have the documents.1
