House buying in Edinburgh - Help please
Options
Hi, I moved to Edinburgh recently and I am planning to buy a house here. I am a first time buyer and new to Edinburgh too. So, can someone tell me which area is better? I am not interested in flats but looks like Edinburgh is very costly and I am not sure how much it would cost for a semi-detached or detached houses in this area….
I am looking for somewhere around £200K
Any ideas would be gratefully appreciated

If you want a semi or house in this price range you will prob have to avoid the city centre, although you might be lucky to find something not too far out.
I wouldn't ditch the flats just yet, you can get some really nice ones in areas like bruntsfiled and stockbridge although in this price range maybe only 1 bedroom.
I've heard Trinity is a nice area for houses0 -
where are you now?
any areas you like/dislike?
how near the city centre do you want/need to be?0 -

Hi, I moved recently to Edinburgh.
I presume you had a look at ESPC website, and registered? Then you can do a search with the criteria you are looking for, and get emails when new property comes on.
If you are single then night life is important, and single and female means choosing a safe area. Speak to you pals at work, where do they live?
With 200k you will be looking at a flat in town, but definitely one bed. Out of town is a lot cheaper, and so is Fife. Travel times may be a problem tho'. Budget 25% offers over, but for really nice property in good areas you will need 30%. So, that is starting at £150 o/o up to your limit!
I was advised to forget new builds, especially in Granton; over priced and dropping fast. Some Leith builds are good, but most are crap. Avoid the Salamader ones, and those opposite the casino - big prostitution area, lots of weirdos around. Watch out for factoring fees, can be £600-800.
We looked at 5-6 flats every Sunday for two months, plus the odd thursday night. We missed some good ones, closing within 5 days sometimes, and we couldn't commit to the early entry some people wanted. The markets a bit slower now, but be prepared to act fast if you see a good one. Get a solicitor, mortgage, surveyor, etc all organised brefore looking. We missed a great place at the Shore - sold in 12 hours!
If you have a car, remember parking is a problem in some areas. Check the bus routes too. I spread a big map out and looked at the whole logistics of location - but then I'm a bit sad!
Best of luck.
Trinity was my preferred area, but I (only!) had a budget of 250k and had to forget it. We ended up in Morningside, and love it. Great shops, buses, bars, etc. Safe at night, and easy to get into town.0 -
We rented in Edinburgh but when it came to buying we ended up moving out to the Edinburgh side of Musselburgh. 5 miles from Princes Street, 15-20 min drive, 40 min on the bus. You're no longer technically in the city but prices are cheaper. Plus we're down by the beach which is nice. We just couldn't afford anywhere decent in the city. I personally wouldn't go any further out than Musselburgh but it's a nice compromise for us.0

Thanks very much for your advise…it was extremely helpful. I will register with espc first and will start looking for flats. Many thanks again!

If you use the detailed search on ESPC and search for fixed prices in the areas you want, e.g. Canonmills, Broughton, and Bellevue, you will see what you can get for less than £200k. There are a couple of new 2 bed properties in good locations in that price range. Also have a look on nethouseprices to see what properties have actually sold for.0
