Hi,
We have a wooden summer house in our back garden that was there when we moved in. It's about, very roughly, 20 ft x 10 ft x 20 ft and we only use it for odds and ends.
It has no lockable door at the moment but access to the garden is secured by a gate.
Do you think it's feasible to rent it to a small business for storage and if so, how do we go about it?
Thanks
Caz

If you are thinking of renting out domestic premises for commercial purposes, the first thing you will need is planning permission, which depending on the location may or may not be forthcoming and of course an application will cost. Would your neighbours object to such a change of use?
I think not having a lockable door is a big no-no. A gate is no deterrent for a determined thief.
Having overcome those obstacles, are there many businesses locally who would want to pay for such storage? Also think about the disturbance which can occur with vehicles and people coming and going loading and unloading. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales1 -

Planning permission, business rates, mortgage issues, insurance issues etc to start with if you do things above board. Many will do it without thinking or ignoring the risks… did see a £750k claim declined a little while back for a house gutted by fire as they were using their cellar to store stock but had declared no business use3

Thank you.
I know someone that allows a local businessman use their garage for storage but it's more of a friendly favour for a fraction of the cost. The garage is away from the house. It just got me thinking to help with bills.
