Remortgage valuation and survey help?

Hi all,
Wondering if I can get your thoughts or own experiences on the below please?
We are currently remortgaging our property early, to enable us to access some money/release equity to finish renovating our property. Our property it pretty much a building site and clearly nobody is living there ( we are back living with parents whilst its finishing ) however we have had new windows, re-wire, entire house plastered and the construction has just finished on our back single story kitchen/dining extension although there is currently no roof on the extension whilst we await our roofer to start, leaving the back of the house open. In able for us to access to funds, we have declared a valuation which we (hope) the house is worth and have a surveyor coming next week to value it.
I am concerned about the state of the house, and this affecting the valuation as well as the fact it is clearly currently not habited. We have been told that as long as the property has a flushing toilet and running sink tap ( which it does ) that should be enough to deem it habitable. However this is literally the only 2 things we do have ( no kitchen, no oven, no shower, no furniture etc ) and the roof on the extension is also worrying me.
