Council Tax Band

Hi,

I've recently checked council tax bands for neighbour properties and discovered I'm one band higher that the majority of my neighbours. I live in a terraced house part of 4 joined properties. All 3 are one band lower and pretty much all other terraced properties on my road similar to mine are one band lower.

When I do a valuation check this suggests I'm in the correct band and all my neighbours are on one band too low. Given that pretty much all similar properties near me on my road are on band lower I wondered how strong a case I have to get mine lowered or will my neigbours all have their's increase if I challenge?

    Only the VOA will know the answer to that one and if you query your band there is the risk your neighbours' bands will be increased. There is a 3rd scenario - yours is correct but the VOA decide not to increase the others.


    Are you 100% certain that your home does not have anything which would make it more desirable than the other houses.

  • I can't think of anything that makes our house more valuable. In fact the 2 neigbouring properties which are in lower bands have had loft conversions which makes them more valuable now and both properties have similar extensions at the back for kitchen which were probably done before 1991 but after the original build which would have been about 1900.

    Perhaps in 1991 our house had something that others didn't but I can't find it! Our property part 4 terraced houses and there are a couple of properties close to us which are just semi detached a probably slightly larger so it does seem very odd to me!

    If the neighbouring properties' loft conversions were carried out by the current owners after 1 April 1993 then their bands cannot be increased.


    It is up to you if you want to ask for a band review. The likelihood is that it is your band that is incorrect, but as I previously said, only the VOA will know for certain.
