This ^Thrugelmir said:Likely that the EA has a number of vetted potential purchasers on their books. They will have been contacted immediately and given first dibs to view the property. Nothing unusual in this.
When selling my late Mum's flat, no-one was allowed to go on the viewing list until they had been vetted, let alone step over the threshold.0 -
also having cash doesn't seem to impress them muchly - at least I never found it did, for one thing no-one does a proper check until the offer is made and I also suspect a lot of people say that have cash when they haven't quite got it all0

We have put our property on the market last Monday with the intention to have first viewings this Saturday (Tomorrow!). Already have 15 viewings booked in within 2 days and the majority of those were pre-registered with the estate agent with proof of finance and first time buyers. I'm afraid maybe you were unlucky with availability but do keep on pushing as they may get no offers.1

Just to add to those missing out, last year I saw a nice looking property appear on Rightmove late afternoon. Phoned the EA the following morning and was told there was already 4 offers above asking price and 10 bookings already booked. Nice looking properties move fast.1
