    Trouble with doing same day exchange and complete, also I never complete on a Friday either as if there's a problem you're a bit stuck until Monday.

    What do you mean by that?
    There are two sides to this transaction. Possibly, the sellers are not ready, or they are having cold feet. Rather than saying that, the solicitor gives some lame excuse and takes the blame. You will find out soon enough what’s really going on.

     It’s possible the solicitor had a desperate need to go shopping, rather than seeing to this sale, but it’s not the most likely explanation.

    Well the seller has literally already moved out of her house as per my original post, so it seems exceptionally unlikely that she has cold feet given that she was calling her solicitor yesterday afternoon to try and achieve completion.

    But the oil rad will have taken longer to heat up at the start whilst the fan will have pumped out heat as soon as turnedon, so over time a KW is a KW. Over, say, an hour the air in the room willheat up by the same amount.
    Fan gives instant hot air blown out
    Oil give slow steady heat output.

    Maybe. I don't recall doing anything as such on the days we exchanged or completed though, other than stare at the phone waiting for a call from the solicitors / EA!
