Finding a suitable self-build mortgage as a disabled couple

We're struggling to identify the best product for us (62m &56f) as both self-builders and coincidentally disabled (probably completely irrelevant anyway!).

We've already bought the plot w/ PP and the foundations are shortly to begin.  We have the bulk of our funds in the bank (sale of previous house) but we have recognised that we'll need a small additional mortgage if we want to include certain features (all "green" to minimise longterm costs), such as air-source heating, home battery, triple glazing and so forth.  You may ask how we propose to make payments given that we are both disabled and effectively retired, however we operated some rooms in our last house on a varied student accomodation/rental/Air B&B basis, which proved very successful all round.  With our new home on the coast this should only be enhanced!
We are currently in a very nice holiday lodge (purchased new & outright < 1yr ago), which will also be rented out during the season(s), and will ultimately be sold in about the 5-10 year range to pay off any remaining mortgage.  At this point we'll be debt-free and running only minimal bills.

Our question is - to save us countless days and hours of pointless scatter-gun enquiries - can anyone else point us towards some decent self-build mortgage providers who won't reject non-standard cases out of hand/from the get-go??  At least we'll be banging on doors which may still get opened!!

    @markchip What choices you have (if any) will depend on what kind and amount of income you have, whether it can be evidenced and how much you're looking to borrow in relation to that income.

    I would recommend getting in touch with a mortgage broking firm (or two) that specialises in self-build. I've only ever done a couple over all my years in the industry and don't really have anyone to recommend. I've heard good things about Buildstore but it's just anecdotal. If it's a no-go, brokers tend not to waste too much time before telling you so.

  • Wouldn't it be easier to just raise the funds against the current home? Plenty lenders will allow capital raising as a remortgage and more options re the disability income as it will be a mainstream mortgage

    I was assuming, perhaps unfairly, that this property might be 'mobile home' based and hence not likely to be suitable security for most lenders?
