Builder - bangor area

As above looking recommendations for someone who could do a good job at an extension. Nothing huge - within the limits for building control which I think is 16sqm. Thanks

    If you mean can be built under a Building Notice (i.e. not require a full plans submission) it's 10m2 (internally).

    Yea that's it. Just looking to make the kitchen / living area a bit bigger so it's well within those numbers. 

    Any builder recommendations? I can get numbers off Google but it's good to hear personal recs.

    I'm a Q.S./Property Developer and am currently doing that (among other things) to a semi in Belfast at the moment - the builder is a friend of mine so I would obviously recommend him.  If you PM me with contact details I can pass them on.  What I will say is that with the way material prices have gone recently it is unlikely to cost less than £15k, depending on specification, access etc.  Small extensions are less hassle but more expensive on a m2 basis although generally your house value should at least improve by the cost of it.

    Thanks pm enroute. We haven't actually moved in to the house just yet. Hope to be in by the end of this month but we have a mountain of work to do. The kitchen / extension was main priority but we may put it off for 6 months or so in the hope that prices might come back down a bit whilst we work on other parts of the house. It also gives us more time to actually get settled in the house and make sure we decide exactly how we want it.
