Santander Mortgage Timeline

Hi, has anyone recently applied for a Santander mortgage? If so, how far into the process are you/what’s the timeline?

  • Hi, we were concerned about using Santandar for our new mortgage after reading reviews but can I say its been incredibly straight forward. 

    DIP - 8th Feb
    Application (via Broker) - 11th Feb
    Valuation booked -  16th Feb
    Approved subject to valuation -17th Feb 

    So application to approval subject to valuation only took a week! We were amazed and although our case is a little more simplt (employed, large deposit, no gaps due to COVID) our credit file was not perfect. So if you're reading this thread looking for an indication on how long the process is can I reassure you it was relatively easy. I think having a good broker helps and that's my advice to anyone - speak to a good broker a few months before you need them.
  • Hi. We recently have had our offer through from Santander. Applied 11th Feb and had our offer by 15th, really surprised at how quick it was!
  • Hi, recent Santander applicant also. Application went in directly via their website. 

    Fri 18th Feb - application submitted in the evening. Message came up stating Approved subject to supplying relevant evidence and valuation. Email received within about an hour requesting for 1 payslip each, uploaded straight away.
    Mon 21st Feb - valuation booked and one query RE residential status, answered straight away. 

    Unsure when the valuation will be as the message/email did not state a date. Very impressed so far as the application was made about 8pm on a Friday night with the evidence uploaded and by 9.30am this morning (Monday) the valuation had been instructed.

    Perfect credit histories here though and 15% deposit. Not a FTB but previous house sale has already completed and living with parents temporarily. 

    Hoping/needing a very quick turnaround though!

    I wanted to share our timeline so far, I am South Africa on a Ancestry Visa for 5 years married to a British citizen, submitted application for 80% LTV, jointly. 

    23/02 - AIP 
    17/03 - Application submitted by broker
    17/03 - Hard searches done
    29/03 - Underwriters were only willing to lend  75% LTV because of my particular Visa. 
    31/03 - Broker accepted on our behalf the 75% LTV and locked in the interest rate 
    6/04 -  Broker advised the mortgage approved and that we should receive the offer shortly. 

    Felt like forever and some and look forward to receiving our offer. We have no idea when the valuation was done our broker only advised that one was done.

    I am also on a visa and working in the UK for over a year. I am still waiting for update of our mortgage application. It's almost 2 months of waiting.

    50% LTV. My timeline:

    25/1 - AIP received.
    16/2 - Application submitted.
    16/2 - Hard search.
    21/2 - Bank asked for more info. Feedback and supporting documents submitted within the same day.
    1/3 - Bank asked for more info. Documents submitted within the same day.
    4/3 - Property valuation has been signed off at full value
    15/3 - Soft & hard search.
    16/3 - Bank asked for more info.  Feedback and supporting documents submitted within the same day.
    21/3 - Bank asked for more info.  Feedback and supporting documents submitted within the same day.
    29/3 - Bank asked for more info.  Feedback and supporting documents submitted within the same day.

    Those questions are mainly related to proofing my deposit which I earned oversea.

    No more update from the lender since 29 Mar...

    Very stressful and I am thinking to apply new application with other lender..

  • I don't know where to start and how to keep it short but we are now 6 weeks after our mortgage advisor meeting, and offering of product.

    It then went to underwriters who shot it down, to which our advisor has gone for an appeal and back with further information. Each time information is requested from us it's back to a wait time of 4/7 days for underwriters.  Its so frustrating and they're being overly fussy with us.

    I've bbeen a long standing customer, good credit history, never missed a mortgage payment, direct debit etc, the only change in circumstances is I'm now part time hours and not full time due to having a baby. However, I'm adding my husband on to this new mortgage and he earns a decent full time wage.

    Santander are close to losing a loyal customer. I'm disgusted with how they've handled this!

    Anyone experience of appeals process and how long it takes?

    Any idea why the mortgage would be approved subject to valuation if they received the valuation on the 15th?

    08/04- submitted application via broker

    12/04- informed by broker that I received offer

    21/04 - followed up with broker because I had not received an email/post. Was informed that my application was abandoned due to too much investment in the development.

    22/04 - Broker appealed but Santander stood their ground. Applied elsewhere
