  • So another hurdle. This is making me panic.

    What my mortgage advisor sent:

    Good morning,

     

    I was waiting for Barclays to confirm the valuation but spoke to them yesterday.

     

    This is what I have been told:

     

    High damp reading on the ground floor.

    specialist report confirming defects to be minimal and of no significant concerns

    specialist and damp report

    So apparently there is high damp reading has been reported. I don’t have the lender’s valuation report.

    But they request you need to get a Damp Report and only if the damp report states the defects to be minimal and no significant concerns, so that the lender can give the mortgage offer.

     

    However, I have not yet receive the message from the underwriter, so I would recommend to wait for a few more days, till the underwriter to confirm what we need to do, then I will get back to you.


    Any advise?

  • When I visited the property there were no signs of damp but these readings could've been due to no one living at the property for a while. I'm gonna wait to see what underwriter says but want to be prepared for the damp survey.

    I have got the update on your case, unfortunately, we do need to obtain a damp report and also you need to re do the  independent Legal Advise consent form with your name on it:

     

    1. Timber and Damp: It is recommended that a specialist report from a POA ( Property Care Association) registered damp/timber firm be obtained upon the extent of rising damp and condition of sub floor and adjacent timbers before exchange of contract. Noted property value is down valued to zero due to high damp meter reading found throughout ground floor. which is outside our lending policy.


    ILA consent form required: please obtain from printable forms on Barclays Intermediary website, add details of customer requiring ILA, client to complete, and scan and attach to the case Kindly provide with full legal name for the applicant 1 as we have received for applicant 2 which is not requested.


    My questions to the above:


    My name would be on the deeds and the mortgage is joint with my sister but her name will not be on the deeds so I thought she requires the independent legal advise (ILA) hence why I put her name on the ILA form for barclays but they have come back to say they require my name on it and not my sisters. This got me super confused but not a big deal.


    Next is I'm really worried about spending excessive amounts on all these reports and even potential costs of fixing. I want to know that if I get this done that barclays will 100% give me the offer as that's the only response given back since valuation so I assume everything else was fine. I have contacted the estate agent who I got the property from to try and see if the seller can provide me with the survey.

    So just filling you in with an update. The survey was done via my estate agent but not sure if the surveyor is PCA registered and they're not independent surveyors however gave me a recommendation of a quotation for £2500 works required. I then spoke to the estate agent to see if the vendor can get these works done. The initial cost of the property I'm getting was £210,000 but now the vendor is saying she will reduce to £207,000 to cover the costs of the works. I have sent this response to my mortgage advisor. Do you think Barclays will accept this? as I do not want to be doing works to the property without any offer.
