Applied for mortgage - no credit search

Hi everyone,

My broker has a applied for a mortgage for me and my husband with west brom building society (long story short, I'm a professional on a fixed term contract so needed a lender that would allow this). 

We had our valuation done on Tuesday, and after renegotiation it's going ahead again. 

I checked my credit report with all 3 agencies today to see if they had done any credit checks. No soft or hard searches from west brom appear on my credit report at all. We had a DIP with them, and nothing from that either. 

This is concerning me now, as my husband had some back credit in 2017 (went into arrears of 1 month for 4 months before settled on a car finance agreement after insurance issues due to writing it off, never defaulted and otherwise perfect file, but his scores are bad because of this). I'm worried after going through all the stress of a downvaluation and renegotiating that we are now going to get declined on credit score 😭

Can anyone give me any advice? I am beside myself worrying over this and making myself very unwell.

    It might take some time for the checks to apply on your credit report.
    Instead of worrying give it some time to hear back from west brom building society.

    For them to have booked valuation then there is chance will be fine. 
  • We took out a mortgage with a new lender last year (albeit a different one to yours) and the hard / soft searches never showed up at all. Everything went through just fine and we got our mortgage offer within a week following the valuation, we just put it down to a quirk of the system.

    My broker says West brom book the valuation in straight away so that's sadly not a sign to hold our hopes on, just the way they do it. Once the valuation is done then we get assessed and it goes through underwriting (which is the stage we are at now). 

    I guess you are right, we have told we should hear in around 5 working days.
