Housing Association council tax reband

First off, apologies if this has been asked a lot before. I’ve lived in a housing association property since 2008. It’s a small 2 bed property, built in the early 90s in Redbridge. It’s in band D. As are all the properties around it. The trouble is a lot of those properties are actually 3 bed. So obviously worth more. Although they look much the same from the outside so the drive by wouldn’t have twigged they were different. Now I’ve tried using the guide but there have been no sales of any of these houses ever. So I’m not sure what to use as evidence or how to really go about appealing it. Any help would be appreciated. Thank you

    The tax bands are quite wide so 2 or 3 bedrooms are likely to be in the same band. A drive by valuation would presumably have included a description of the property stating the number of bedrooms.

    The non VOA contractors were given a list of addresses and instructions were just to put a band against each address. The contractors were given details of property type age and size from VOA records but from memory not number of beds as VOA go on size rather than accom. So if the 2 and 3 beds are the same size, they are most unlikely to have different bands.


    But in many offices, banding of HA and council housing was actually done in house.

    A more salient point is that the OP says their home was built in the early 90s, so dependent on year, there is a possibility it may not have been properly inspected to get the necessary information. But there is also the possibility the VOA obtained details from the HA regarding house types. The OP should ask the VOA what details they hold about his home and how it differs from the 3 beds.
