Another hard search

I got my mortgage offer in may from Halifax it was a straight acceptance. My mortgage offer is due to run out in December.
There is some complications with the house we are buying but my solicitor was going to contact them last week on a possible solution and if they accept we can move forward with the sale.
I have had a email from credit karma to say they have done another hard search today, the last one was on 17th May when our offer was approved I also checked experien and it’s also showing a hard search for today. If no money is requested from our solicitor etc do they just randomly go back in and do another hard search? I would think they would have just left it until we request the money or need to ask for extension or reapply?

What date was the valuation done?
You can be credit checked during the valuation refresh process which takes place after six months.
BTW your offer doesn't expire in December. That is the drawdown deadline for the product you selected. You can simply choose a new product and the drawdown deadline will be re-set. Current products have 31/03/2022.I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Halifax has an application system that credit checks constantly. Every time you move between screens it does a soft check. This is very useful as you can immediately see when a case fails and what you changed to cause it to fail. Good for telling someone that they can have a mortgage over 21 years but not 20, or they can have it if Mrs is app1 but not if shes app2. Its a clever system.
To allow it to do all this it takes a snapshot of your credit as a hard search once and then uses this to do multiple soft searches. The hard search is only valid for 3 months though so if any processing is done after the previous one expires they will do another.
Nothing to worry about usually unless your credit has massively changed. Itd probably just someone accessing the file tp deal with the query from your solicitor.
Nb: this isnt the same as the broker system, ours doesn't do the constant searching but once its on halifax internal systems it will do this. I used to work for them2 -
Thanks for your reply’s
we didn’t have a valuation done as we are buying in Scotland so home report etc was already done. Our MB went in and done full application and we were given a offer with in a couple of hours. We were due to complete the sale on the 23rd July and Halifax sent my solicitor the funds but due to an old charge on the property we had to delay and the funds were sent back.My solicitor connected them last week to see if they would accept for her to retain 10k ( total amount of charge) and put title indemnity policy in place for sale to move forward just now and work on getting charge off.I haven’t heard anything back but when I saw that they did another hard search i was kind of hoping they may have accepted. But it maybe because it’s past 6mth since offer so they were just checking in0 -
I should say nothing has changed since offer credit wise apart from paying of my car PCP in august I have not opened or used any other credit0
