Nationwide - direct or broker

  • Thanks @goodwithsaving

Have you found nationwide have been easy to deal with direct?
  • I've never dealt with them directly. All of my mortgages have been with them and they have been okay on the phone (except when needing to have my ERCs returned after a port which had a gap). I'm actually going to go to another lender due to the ERC arrangement as won't need to pay them upfront (2%) but instead, on completion of the remortgage (1%).

Do you still get the cashback if application done through a broker?

  • @biscan25 I have received cash back from them before and have always used a broker so it would seem so.

I'm doing the same, but I'm already with Nationwide so have to go direct. Nationwide will only do it via broker if you're not already with them.
I did a rate switch with Nationwide last year and went through a broker. And this year I'm porting my mortgage and borrowing more through a broker

Yes but were you at the end of your deal or within 6 months of the end of your deal (if you are say, 3 or 4 years into a 5 year deal, I was told it is not possible via the intermediary platform)
  • @goodwithsaving when we ported our mortgage last year we were 3 years into a 5 year fix and went through our broker, so maybe there has been a rule change or it differs between mortgage deals or broker that arranged originally.

As I am sure I have said before, Porting is fine - I too did that. Ending the deal completely to begin a new one - on the same property, as a remortgage not a home move - is not (via a broker).

That's a rate switch if it's with the same lender. A remortgage requires a change of lender on the same property.

If a broker tries to do a rate switch when outside the switch window it simply tells us this is not possible. AIUI Nationwide insists on any ERC being paid in cash and it can't be added to the loan.
