Can I revoke a Gift?

I wish to Gift a house to my sister. She is estranged from her husband and wants to protect it for her and her children alone. Can a clause be added to a Deed of Gift that in the event of any attempt, by any unwanted party, to put a claim on the gift it will revert back to me? Perhaps someone knows where to get a template that we can use for this gift and the caveat?

Why not let her live there now and wait until she's sorted out her relationship, e.g. finalise a divorce, before giving her the house?

No. a gift has to be a gift. As uknick says you could just let her live there. Or you could set up a trust to own the house, which is going to need better advice than you can get on a forum0

Professional advice must be taken before doing anything. Nothing, including a trust, is 100% guaranteed to protect assets from creditors or claimants. Beware allowing rent free occupation as this in itself can create rights and obligations. There are also gift with reservation issues to consider.1
