Don't get fooled by the pay up front saves you interest.
Its just an overpayment like any other.
borrow less by the amount of the fee and add fee to the loan end up with the same net borrowing.
2 reasons .
you get to keep your money for a bit longer
if you pay up front you don't always get it back1 -

Our mortgage advisor recommended we add it to the mortgage also plus we found out it doesn't impact the LTV.
One of the biggest benefits was if the application doesn't complete, you don't lose out (liek you might if you paid the product fee upfront).

Yes our mortgage broker explained the same thing about not losing out if the mortgage doesn't complete.

I added mine to the mortgage.
I compared the different between with mortgage fee and without mortgage fee.
I can then pay it off within first few months of mortgage compared to if mortgage does not go through the stress of asking for a refund.0
