Re negotiating house price after mortgage approval

I have an approved mortgage application for house. We have done a house survey which identified serious root ingrowth in drain. I am hoping to renegotiate house price if possible, how does it affect the mortgage, is there much issue with bank in general ?

how much will it cost to repair? changing a mortgage offer may be quick, may take time, depends on lender and current turn around
If the cost is less than £500 , is it worth holding things up? are you in a chain e.t.c?"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

The house is a renovation project and we had factored the cost of updating the house but this drain issue is a new which has been picked up on the survey0
