Joint mortgage with father

Can anyone help,
My dad is looking to help me buy. A property but already owns another, he can't gift me or loan me the deposit for me to get a mortgage alone as I don't earn enough.
As he already has a property just over the 325 k how can we protect this additional property from CGT etc and other fees
