Halifax Application Advice

Hi all - I am new here and I'm after some advice for our mortgage application.

This is a joint application with my partner, we have no outstanding debt between us other than 1 car lease for £260 pm.

I earn 52k + 10-12k bonus, my partner earns 19k.

We have a 50k deposit and have had an offer accepted on a house for 272k, so we will be borrowing 222k.

My partners credit history is fine, no missed payments etc.

I have some missed payments within 6 years but none for 2 years. I have also used payday loans in the last 6 years but none for 2 years. I have no defaults or CCJS.

We have a DIP approved with Halifax and an appointment with them for full application. I've read mixed posts about the payday loans, some have been approved and some haven't so I'm wondering if anyone has any recent experience with Halifax with this.

Any advice is much appreciated.

    Why not go througha broker?

    I’d considered a broker but we both bank with Halifax, my partners recent mortgage was with them (paid off) and I’ve read a lot on here where brokers have suggested Halifax in similar positions to my self, I have no defaults btw, just the odd missed payment over w years ago.

    I have banked with HSBC for 14 years and their DIP was coming significantly less than what we wanted and therefore MA applied through Halifax and got through. Most mortgage advisor don't charge much, they earn mostly from commission and it will be better to apply through them rather than having a hard search on your file and getting rejected.

    I think you will be fine. 
    Affordability is not a problem, good deposit, no major adverse and 2 years clear. 

    If they decline you I would be surprised.

  • payday loans should have been picked up at DIP stage, if it was an issue it should have declined you. Just ensure you are fully up front at full app (if asked of course)

    You should be looking for best deal, not having to settle for Halifax because you think the historic PDL activity will be an issue when it won't.
