    Nobody wants to pay bridging rates. You have to look at the bigger picture. Are you saving more than that because of whatever the issues are with the property once you also factor in any renovation costs? 

    Do you need the bridge for 12 months? All you have to do is buy it, get change of use granted and get it to a habitable state - I imagine the change of use will take longer than making it habitable as you can probably do that in less than a week. 

    If it takes 3 months for change of use, presumably your fees come down to maybe £2-4k?
